What this is

Property Risk Alerts emails you when publicly available weather and flood-monitoring data suggests a property in your portfolio is at meaningful risk of subsidence, damp/mould, frozen pipes, or flooding, based on thresholds checked against UK weather history and Environment Agency data. It is a best-effort automated early-warning tool, not professional surveying, insurance, or legal advice, and not a substitute for your own inspection of a property or your insurer's own assessment.

No guarantees

We don't guarantee the accuracy, timeliness, or completeness of any alert, or that alerts will arrive at all — email delivery, weather and flood data providers, and the underlying models can all fail or be wrong. Freeze risk and flood risk in particular depend on forecasts and third-party data feeds we don't control. Use your own judgement, and don't rely on this service as the sole safeguard for anything where a missed or wrong alert would cause real harm or loss.

Your responsibilities

Sign up with an email address you control, and only add properties you manage or have the right to monitor. Keep self-reported details (vacancy status in particular, which gates whether freeze-risk alerts can fire at all) reasonably up to date. Don't use this service to sign up anyone else without their knowledge, or attempt to abuse, overload, or interfere with it.

Cost

Email alerts are free of charge, and that won't change without clear, separate notice first. The Property Risk Report is free during our current early-access period; if that changes, existing accounts will be told before anything is charged.

Ending your use of the service

You can pause or permanently delete your account at any time via the manage link included in every email we send — see the privacy policy for details. We also reserve the right to suspend or delete accounts we reasonably believe are abusive, fraudulent, or not under the control of whoever signed up.

Liability

This service is provided as-is, without warranty of any kind. To the fullest extent permitted by law, we aren't liable for any loss or damage arising from your use of it — including, but not limited to, a missed alert, a false alert, or a decision made or not made on the basis of one. The Property Risk Report reflects the data we detected and its source; it is not a structural survey, an insurance assessment, or a legal opinion.

These terms are governed by the law of England and Wales.
